What you get

  • No repairsSold as-is. Roof, furnace, the crack in the basement wall — none of it is yours to fix.
  • No cleaningTake what you want and leave the rest. The couch in the basement is my problem now.
  • No commissionI'm the buyer, not an agent. There's no listing side, so there's nothing to split.
  • No fee, everNothing comes off the number we agree on. I don't charge you for anything.
  • I pay the customary buyer's closing costsThat's my side of the settlement sheet. You'll see the whole thing before you sign.
  • You pick the settlement dateIf that's after your daughter finishes the school year, then that's the date.
  • Nothing to sign at the visitTake the offer home. Sit with it as long as you want. I won't chase you.

Hi, I'm Dustin.

I buy houses across eleven Maryland counties, and I live and work here too.

Most people who call me aren't in the business of selling houses. Something else happened — a parent died, a tenant wrecked the place, a job starts out of state — and the house is in the way.

So the first call is short, and it isn't a pitch. I ask what the house is, what shape it's in, and what day you want to be done.

If selling to me is the wrong move, I'll say so.

How it works

Three steps, and you can stand up at any of them.

  1. 01

    Tell me about the house

Address, county, and what's going on. Two minutes. Before I call you back I read the county's own record on the property, so you're not answering twenty questions.

  2. 02

I come look, then give you a number

One walkthrough. You get the number and the arithmetic behind it: the condition, what similar houses nearby actually settled for, and what it costs me to carry and resell.

  3. 03

    You pick the settlement date

A Maryland title company handles the money and the paperwork. Three weeks or three months — it's your calendar, not mine.

Why people call

Reasons a Maryland house gets sold this way.

Every one of these is an ordinary reason to sell. None of it is an emergency I’m here to fix — I make an offer, and you decide.

  • Behind on payments

If you'd rather sell the house than carry it another month, that's an ordinary reason to call. The timing is yours.

  • A foreclosure case has been filed

You can still sell a Maryland house while a Circuit Court case is pending, as long as settlement lands before the sale date. I'll tell you what the county published. I won't say a word about your loan, because that part isn't mine to speak to.

  • You inherited it

A house two counties away with forty years of somebody's life still in it. Take what you want out of it and leave the rest to me.

  • Tax lien or sheriff sale

Maryland counties run these on a calendar you can read ahead of time. I'll buy with the lien in place and settle before the date.

  • Tired of being a landlord

Sell it with the tenant still in it. No showings, no turnover, no notice to quit, nothing fixed first.

  • It needs real work

Roof, foundation, water, a failed septic. No agent will list it and no bank will finance it. I'll buy it exactly like that.

  • Divorce

One sale to a third party, one date, one number to split. Neither of you has to run a listing with the other.

  • Relocating

A start date somebody else picked for you. Choose the settlement day that fits the move, not the market.

The trade-off

Me, or a listing with an agent.

A listing usually brings more money. You’d be trading that for speed, certainty and no work. Which one is right depends on your house and your week.

Where I buy

Eleven counties, and that’s all of them.

Tap one to see its courthouse, its land records office and the towns inside it.

In Baltimore City and Baltimore County I work a set list of ZIP codes instead of the whole jurisdiction. Both of those pages print the list in full.

Questions

What people ask me first.

Is Patuxent Homes legit?
Fair question, and there are people in this business who aren't. Here's what I can show you. The number on this page rings my phone. Every county I buy in is named on this site, with its courthouse. And you won't find a star rating, a badge, or a count of houses anywhere here, because I can't show you the paperwork behind any of them.
How fast can you close?
Faster than a listing, but speed isn't really the point — you pick the date. A Maryland title company needs time to clear title and get everyone to a table. If the day you want is in March, we settle in March.
Do I have to fix anything or clean it out?
No. Not the roof, not the carpet, not the basement. Take what you want and leave the rest where it sits.
Are there fees or commissions?
None. I'm the buyer, not an agent, so there's no listing side and no commission. Nothing is deducted from the number we agree on.
Who pays closing costs?
I pay the customary buyer's costs on my side of the settlement sheet. Maryland transfer and recordation taxes are usually split by contract, and the settlement statement shows you exactly how before you sign anything.
