Questions
Everything people ask before they call.
If your question is not here, call and ask it. We would rather answer it once properly than have you guess.
Is Patuxent Homes legit?
Fair question, and there are people in this business who aren't. Here's what I can show you. The number on this page rings my phone. Every county I buy in is named on this site, with its courthouse. And you won't find a star rating, a badge, or a count of houses anywhere here, because I can't show you the paperwork behind any of them.
How fast can you close?
Faster than a listing, but speed isn't really the point — you pick the date. A Maryland title company needs time to clear title and get everyone to a table. If the day you want is in March, we settle in March.
Do I have to fix anything or clean it out?
No. Not the roof, not the carpet, not the basement. Take what you want and leave the rest where it sits.
Are there fees or commissions?
None. I'm the buyer, not an agent, so there's no listing side and no commission. Nothing is deducted from the number we agree on.
Who pays closing costs?
I pay the customary buyer's costs on my side of the settlement sheet. Maryland transfer and recordation taxes are usually split by contract, and the settlement statement shows you exactly how before you sign anything.
How do you come up with the number?
Four things, and I show you all four: what similar houses nearby actually settled for, what the repairs will run, what it costs me to carry and resell, and my margin. I'm a business and I plan to make money on the resale. I'd rather say that than pretend the number fell out of the sky.
How much less than market is a cash offer?
Less than a listing would bring on a good day. You can check that against an agent's opinion before you answer me. What you're trading the difference for is no repairs, no showings, no deal falling through, and a date you chose.
Do I have to accept?
No. The offer is free and nothing is attached to it. Take it to an agent, a lawyer, or another buyer and compare. I'd rather you did that than felt rushed.
Which parts of Maryland do you buy in?
Eleven of them: Anne Arundel, Baltimore County, Baltimore City, Carroll, Frederick, Harford, Howard, Montgomery, Prince George's, St. Mary's and Washington. In and around Baltimore I work a set list of ZIP codes instead of the whole jurisdiction, and both of those county pages print the list in full.
How do you already know about my house?
Because the county publishes it. Court dockets and land records are public in Maryland, and I read them. Nothing I know came from a data broker or from anyone you told.
Can you buy a house with a tenant in it?
Yes, and I'll take the lease as I find it. You don't have to give notice, turn the unit, or wait for it to empty out.
Can you buy a house that's part of an estate?
Often, yes. It depends where the estate is with the Register of Wills and who can sign right now. I'll ask which county it was opened in and whether letters have been issued. If nobody can pass title yet, I'll tell you that instead of tying the house up.
What happens after I send the form?
It reaches a live phone within a minute, and a person calls you back the same business day. The text box is optional and changes none of that — leave it unchecked and I'll call or email instead.
What do you do with what I tell you?
I use it to look at the house and to call you about it. I don't sell it. Mobile numbers and text consent are never shared with anyone for marketing. The whole policy is on the privacy page.
